01Who we are

"AcreEstate", "we", "us" and "our" refer to AcreEstate, a property advisory and marketing service operating in Bengaluru, Karnataka, India. "You" and "your" refer to any person accessing this website or engaging our services.

02Nature of our service

AcreEstate is a property advisory and marketing service. We help homebuyers and investors identify, evaluate and purchase residential and commercial property in Bengaluru. We are not the developer, promoter, builder or owner of any project featured on this website.

Any transaction you enter into is directly between you and the relevant developer, promoter, seller or financial institution. AcreEstate is not a party to that transaction and does not act as an escrow agent, guarantor or trustee in respect of any payment you make.

Nothing on this website constitutes an offer, an invitation to offer, or a contract of sale.

03Property information

All project information published on this website — including prices, configurations, carpet and super built-up areas, amenities, master plans, images, renders, possession dates and RERA registration numbers — is indicative only. It is sourced from developers, their marketing collateral, and publicly available listings.

• Prices are starting prices, exclusive of GST, stamp duty, registration charges, maintenance deposits, parking and other statutory or developer-levied charges, unless expressly stated otherwise.
• Images and renders are artistic impressions. Actual construction, finishes and landscaping may differ.
• All information is subject to change by the developer without notice to us or to you.

04RERA & verification

Where a project is described on this website as "RERA-verified" or "RERA-approved", this means that a RERA registration number was disclosed to us by the developer at the time of publication. It does not constitute an endorsement, guarantee or certification by AcreEstate of the project's legality, quality, timeline or financial viability.

RERA registration numbers displayed on this website should be independently checked against the official Karnataka RERA portal before you rely on them.

05Fees and brokerage

Consultations, project shortlisting and site visits are offered free of charge. On developer-tied projects, our fee is paid by the developer and no brokerage is payable by you.

Where a project is not developer-tied, any fee payable by you will be disclosed to you in writing before you commit to anything. We will never claim a fee you have not agreed to in advance.

We do not collect booking amounts, tokens or any part of the consideration for a property. All payments must be made directly to the developer's designated account. Do not transfer money to any individual claiming to represent AcreEstate.

06Site visits

Site visits are arranged as a convenience and are subject to developer availability and access permissions. You attend a construction site or project location at your own risk and must comply with all safety instructions given by the developer or site personnel. AcreEstate accepts no liability for injury, loss or damage sustained during a site visit, save where such liability cannot be excluded by law.

07Home loan assistance

We may introduce you to banks or housing finance companies and assist with documentation. We are not a lender, a registered investment adviser, or a financial advisor. Loan approval, interest rate, eligibility and disbursement are decided solely by the lending institution.

Any EMI figure produced by the calculator on this website is an indicative estimate generated from the values you enter. It does not account for processing fees, insurance, floating-rate revisions or your credit profile, and must not be relied upon as a quotation.

08Communication consent

By submitting your contact details to us — through WhatsApp, a phone call, email, or any form on this website — you consent to being contacted by AcreEstate and its authorised representatives by telephone, SMS, WhatsApp and email in relation to your enquiry.

This consent overrides any registration you may hold on the National Do Not Call (NDNC) registry, to the extent permitted by applicable regulations. You may withdraw consent at any time by writing to info@acreestate.in or by replying "STOP" on WhatsApp.

09Eligibility & acceptable use

You must be at least 18 years of age and legally competent to contract under the Indian Contract Act, 1872 to use our services. In using this website, you agree not to:

• scrape, harvest, mirror or republish any content without our written permission;
• submit false, misleading or third-party contact details;
• interfere with the security or normal operation of the website, or attempt to gain unauthorised access to any part of it;
• use the website for any unlawful purpose, or in a manner that infringes the rights of any other person.

10Intellectual property

The AcreEstate name, logo, wordmark, page design, layout, original copy and compilation of content on this website are our property and are protected by applicable intellectual property law. Project names, developer logos, renders and marketing images remain the property of their respective owners and are reproduced here for informational purposes only.

You may not reproduce, distribute or create derivative works from any part of this website without our prior written consent.

11Third-party links

This website may link to third-party websites, including developer sites, RERA portals, mapping services and messaging platforms. We do not control and are not responsible for the content, accuracy, availability or privacy practices of those sites. A link is not an endorsement.

12Limitation of liability

This website and our advisory services are provided on an "as is" and "as available" basis. To the maximum extent permitted by law, AcreEstate excludes all warranties, express or implied, as to the accuracy, completeness, suitability or availability of any information on this website.

AcreEstate shall not be liable for any indirect, incidental, special, consequential or punitive loss, or for any loss of profit, opportunity, savings or goodwill, arising out of or in connection with your use of this website or your reliance on any information or advice provided by us.

Nothing in these Terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot lawfully be excluded.

13Indemnity

You agree to indemnify and hold harmless AcreEstate, its directors, employees and authorised representatives against any claim, demand, loss, liability or expense (including reasonable legal fees) arising from your breach of these Terms, your misuse of this website, or your violation of any law or third-party right.

Personal information you share with us is handled in accordance with our Privacy Policy, which forms part of these Terms. We collect only what we need to respond to your enquiry and to introduce you to developers and lenders with your consent, and we do not sell your data.
